What Price Should You Ask for Your Home?

Because you want to sell your home for the highest possible price, we will do extensive research into today’s real estate market to determine what is possible for you. Here are a few indicators that are all factored in when setting the selling price.

Recent home sales of comparable homes. The trends of the market are determined by evaluating the homes that have recently sold in the area. This tells us the amount that current buyers are willing to pay at this point in time.

How much the buyer can afford. Only those buyers who can afford the monthly mortgage and down payment will look at your home.

Current market trends. Your home will sell in line with the selling price of homes in your area that have recently sold.

Knowledge of buyers. Since most people look at many homes and compare them, they know whether your asking price is reasonable. If you are asking too much, your potential buyer will lose interest very quickly.

Willingness to negotiate. If you start off with an outrageous asking price the potential buyer will most likely respond with an unreasonably low offer.

Pricing competitively. To sell your home quickly and at the best value, you must competitively price your home for the terms and conditions of the Albuquerque real estate market.

Whether you will be able to sell your home quickly and at the highest price possible depends on three important factors, pricing, financing, and timing.


A home competitively and reasonably priced will sell quickly. In contrast, if the asking price of a home is set too high, it may sit for many months on the market. In general, buyers will not pay more for a home, than it is worth.


No matter how much a potential buyer loves your home, if they cannot get financing they will not be able to buy it. Sellers have the ability to offer financing opportunities at lower market interest rates. This could give a buyer an opportunity they may not have had otherwise. If it is important for you to sell your home quickly, you list your home at a reasonable price. Homes priced above the market value take much longer to sell.

The Raver Team offers free Home Evaluation reports for those interested in selling their home. Drawn up by a Real Estate Agent, this report compares your property to other properties on the market with similar characteristics. The agent gathers data for homes that have recently sold or are currently listed for sale either in the Multiple Listing Service (MLS) or For Sales by Owner (FSBO). This report is not an appraisal, but an estimate of the value of your home based on its condition and characteristics and the value of similar homes in your area.
